Bookings
Provisional bookings can be taken by telephone. We will provisionally reserve your holiday for 4 days after your call pending confirmation in writing. A Booking form is enclosed.
Payment
A deposit of 20% is required with your booking, the balance being payable at the beginning of the month prior to the date booked. Payment in full is required for holidays to commence during the month following the date of booking. In the event of cancellation, all moneys paid to that date will be retained if we are unable to relet. If we do relet all monies paid will be refunded, less a charge for all costs, agency charges etc involved in reletting.

Booking and Payment
Bookings should be made on the Form provided and sent together with the appropriate payment. Telephone bookings will be held provisionally for four days and must be confirmed by post immediately. Bookings will be accepted on payment of a deposit of 20% of the total rental due. On payment of the deposit and subject to the acceptance of the booking, the full balance will be payable not later than the beginning of the month prior to the date booked. a) In the event of cancellation prior to the date on which full payment becomes due as above, all monies paid to the date of cancellation will be retained unless we are able to relet in which case all moneys paid will be refunded less a charge for the all costs, agency charges etc involved in reletting.
b) In the event of cancellation at any time after the date on which full payment becomes due in terms of 1. above, the full cost of the holiday shall be payable to us. No refund shall be made unless we are able to relet in which case all moneys paid will be refunded less a charge for the all costs, agency charges etc involved in reletting.
We strongly recommend that you consider taking out cancellation insurance available from most insurance brokers to cover this eventuality.
The contract shall be governed by the law of Scotland. The place for performance of the contract shall be within the Sheriffdom of Grampian Highland and Islands.
Period of Let
This will be on a weekly basis and will normally begin and end on a Saturday. Access will be given only after 4 p.m on day of arrival and the property will be vacated no later than 10 a.m. on day of departure. On departure, the property will be left in clean and tidy condition.
Occupancy
The number of persons occupying the house must not exceed the number shown on the booking form and accepted by us. We reserve the right to levy an extra charge in the case of a larger number of persons than approved using the accommodation. The occupants shall take all reasonable care of the property and report any breakages or damage in writing prior to departure. By signature of the booking form by the party leader on behalf of all parties occupying the house, joint and several liability is accepted for any and all damage.
Insurance
Holidaymakers are strongly recommended to take out Holiday Insurance to cover loss of or damage to personal effects, cancellation expenses in the event of illness, etc. The owners insure their own property against fire etc. and will in no circumstances be held liable for any loss or damage to holidaymakers' property.
Exclusion of the Rent Act
The contract effected on receipt of confirmation of the booking is not a secure tenancy in terms of the Rent Acts and confers a right to occupy the house for the period agreed for holiday purposes only.
Pets
Pets must be kept under strict control and are not permitted on beds or furniture. Any damage by pets will be charged for.
